Most roofing decisions get made under time pressure — there's a leak, or an inspection flagged something, and suddenly you're choosing a material you'll live with for decades based on whatever the first contractor recommended. Worth knowing the landscape before that happens.
Asphalt shingles
The default across most of the US, and the default for good reasons: the lowest material and labor cost of the group, every roofer knows how to install them, and repairs are straightforward. Architectural (dimensional) shingles are thicker and longer-lived than the older three-tab style, and are what most homeowners are quoted today.
Typical service life runs roughly 20–30 years depending on grade, ventilation, and climate. The main weaknesses are heat and hail: sustained high temperatures accelerate aging, and a serious hailstorm can end a shingle roof well before its rated life.
Metal
Standing seam metal is the long-life option — commonly 40–70 years — and it sheds snow and rain exceptionally well. It's also light, which matters if your roof structure is marginal, and it reflects heat rather than absorbing it, which shows up on cooling bills in hot climates.
The tradeoffs are real: significantly higher upfront cost, a much smaller pool of installers who do it well, and noise in heavy rain unless there's adequate decking and insulation beneath. Poorly installed metal roofs fail at the fasteners and seams, so installer quality matters more here than with almost any other material.
Clay and concrete tile
Common in the Southwest, Florida, and California for a reason — tile handles sustained sun and heat better than almost anything, and lasts 50 years or more. Concrete tile is cheaper than clay and heavier; clay holds its color longer.
The limiting factor is weight. Tile roofs are heavy enough that many homes not originally built for them need structural reinforcement before installation, which can cost more than the roof itself. Individual tiles are also brittle — walking on a tile roof for maintenance or solar installation requires care.
Wood shake and shingle
Cedar shakes have a look nothing else replicates, and they weather to a grey that many people specifically want. They also demand the most maintenance of any option here, need good airflow to avoid rot, and are restricted or banned outright in many fire-prone jurisdictions unless treated and rated.
If you're in a wildfire area, check local code before getting attached to this option — it may not be legal on your lot.
Synthetic and composite
Polymer products engineered to look like slate or shake, without the weight of the former or the fire risk and maintenance of the latter. Lifespans are generally competitive with metal, and they're light enough to avoid structural questions.
The honest caveat: this is the newest category, so long-term field performance data is thinner than for materials that have been on roofs for a century. Manufacturer warranties are worth reading closely rather than skimming.
How to actually narrow it down
- Start with climate. Hail country, wildfire zones, heavy snow, and sustained heat each rule some options out before cost enters the picture.
- Check what the structure supports. If tile is on your list, get the framing assessed before you get attached to it.
- Ask how long you'll own the house. A 50-year roof on a home you'll sell in six years is a different calculation than one you'll retire in — though a premium roof does affect resale.
- Find installers before you pick materials. A well-installed asphalt roof outperforms a badly installed metal one every time. If nobody local does standing seam well, that's a real constraint.
